What’s it going to cost?
Building a new home can be fun and exciting from the very start. The most important decision, aside from choosing a builder, is location.
Where we live is one of the most important ingredients of contentment so if one of the builder’s home-sites isn’t what you’re looking for, we can assist you in finding the perfect place to build your new home!!
All home packages offered by DMI have true and accurate pricing and include many of the most popular upgrades as well as home-site and permits and fees. DMI package prices are all inclusive and most importantly, DMI contracts don’t have an “acceleration” clause, in short, any rise in material and other construction costs are not passed to the buyer.
When you sign a contract with DMI Home Builders, that’s the price you pay. True pricing!!
All STANDARD package pricing is on a builder lot or lot allowance. PREMIUM package pricing includes builder lot or lot allowance plus owner title policy paid by builder. Each builder home-site has been examined for the cost of site work. If you want a DMI home built on your lot, you can deduct the cost of the lot allowance but your lot will need to have a site evaluation to determine if the cost for site prep is within the package allowance. Some variations include whether a stem wall is required, large trees need to be removed or requires extra fill dirt. You will have the cost quoted before construction begins.

Choosing a builder is important and although the right floor plan is essential it’s only one portion of the process. Some vital questions to ask:
- What’s included in the price?
- How long has the builder been in business?
- What type of warranty do we get?
- Can a floor plan be modified?
- What materials are used?
- What closing costs does the builder pay?
Kent & Beccy Wolfe, REALTORS®, are very familiar with the areas we serve. Finding the right location for your new home is our first priority and not all areas are created equal. Some factors we’ll cover with you are flood zones, HOA communities, school information, property taxes and of course home-site cost. We meet with you to discuss every aspect of your chosen home-site, favorite floor plans and design changes, if any.
DMI Home Builders has been building homes in SW Florida since 1977. The quality of their homes is undeniable. They are a custom builder so floor plans can be changed to meet your needs. **
You will meet with Marla Peters, president of DMI Home Builders who will answer any additional questions you may have. She will assist you in choosing all of the materials and colors such as kitchen cabinets, counter-tops, flooring, exterior color and roofing. DMI has their own cabinet shop where cabinets are custom made for each home.

Many lenders offer great construction loan products and will be more than happy to meet you face-to-face and answer all of your questions. You are not required to use any particular lender. Whom you choose is your decision alone. Each lender product varies so talk to a few of them to decide what financing options work best for you.
**Customizing a floor plan may increase the cost. Many minor changes can be done for minimal cost.
